Do Videos Sell Venice Homes-Absolutely!
If a picture is worth a thousand words, what is a VIDEO TOURworth? It is worth a completed sale. Most realtors use virtual tours of their listed homes to market the properties. Virtual tours have limitations in that they use a technique called flash to make photos appear to move from side to side or zoom in or out. They are very seldom narrated and offer little more than a slide show. The investment from the agent is approximately $50-$100. per tour.
In contrast, the Welsh Team with Venice Shores Realty now utilizes VIDEO TOURS of their listings in which the realtor leads a walking tour through the home highlighting the positive attributes of the home. The Video Tour highlights the community, exterior, yard, pool and every room of the home. Palm trees, fountains, and pools simply look better on video. When buyers come to view the property, it is like a second showing since they have already seen the home in video. The Video Tours are valued as a $500. investment per tour. Wayne Welsh, Broker-Associate with the Welsh Team said “We don’t charge for the Video Tour because we are dedicated to making our sellers successful in the sale of their homes. Each Video Tour takes approximately 3 hours for two persons to video and approximately 4 hours to edit and publish. The videos are posted on www.Live4Venice.com, Realtor.com, Americantowns, You Tube, Facebook, and Twitter to name a few. All the tours are shot using a Sony Professional High Definition camera, professional tripod, wireless microphone system and a variety of props. The Team has a $9,000 investment in equipment.
The Welsh Team video tours are as entertaining as they are informative. Each has a theme which is designed to make the home memorable. In one, Wayne Welsh, finds the pool irresistable and falls in. In another, the home is declared to have “Value everywhere you look” and $100 bills are found in every scene of the tour. Realtor, Matthew Ritter, with fishing pole in hand, plucked a stuffed fish from the back yard lake exclaiming he “knows a good catch when he sees one”.
Of course, Video Tours do not replace any of the traditional marketing methods the Welsh Team already utilizes. That is why they were awarded the “Best Real Estate Team” award for 2011 by the Venice Gondolier Sun. If you are considering listing your home for sale, call Venice Shores Realty at 941-488-6644 to find out what Video can do for you.
